Sandy Lane Estate, Barbados: property for sale and villas to rent

The estate grew up with the hotel. Sandy Lane was opened in 1961 by Ronald Tree, a former British politician, on the land of an old sugar plantation, with a hotel on the beach and a golf course behind it. The hotel was bought in 1998, demolished and rebuilt in the same Palladian style, reopening in 2001. Today it is a five-star resort on the beach at Sandy Lane Bay, with its spa and restaurants alongside.

The residential estate behind it is separate from the hotel but closely tied to it. Owners belong to the Sandy Lane Property Owners’ Association, which looks after the estate and, for most properties, provides access to an estate beach facility. Quiet private roads run between the villas and the golf course, and the estate has its own security.

Sandy Lane has 45 holes of golf across three courses. The Old Nine is the original nine-hole course, laid out with the hotel in 1961, a short par 36 that winds between the villas of the estate. The Country Club course is an 18-hole championship course designed by Tom Fazio and opened in the early 2000s; it hosted the World Golf Championships World Cup in 2006 and is open to visitors as well as hotel guests. The Green Monkey, also by Fazio, is an 18-hole course built in a former limestone quarry, named after the island’s green monkeys and reserved for guests of the hotel.

Villa owners and their guests can play, but access and green fees depend on the arrangements attached to each house and on current hotel and club policy. It is worth confirming these before you buy or book.

Every beach in Barbados is public, and the sand in front of the hotel at Sandy Lane Bay is among the calmest and clearest stretches on the West Coast. Paynes Bay, a short walk or drive to the south, is popular for swimming and turtles. Most estate villas are a short drive from the sea rather than on it, which is why access to the estate beach facility, and to the hotel’s own facilities, matters to many buyers and guests.

Most homes on the estate are detached villas of four bedrooms or more, set in established gardens with their own pools, many with staff quarters and cottages for guests. Styles range from traditional coral stone and colonial architecture to contemporary houses built in the last two decades. Plots are generous by Barbados standards and a small number of building lots still come to market.

On the beach itself, One Sandy Lane is a separate development of large apartments beside the hotel, designed by the Barbadian architect Larry Warren, each with several bedrooms and direct access to the sand. It changes hands rarely and is often marketed privately. One Caribbean Estates was originally established through the exclusive representation of One Sandy Lane.

Buyers are mainly from the United Kingdom and North America. Many use the house for the winter months and let it for part of the year. What draws them is privacy and space within a managed estate, the golf, and the address itself, which has held its appeal through several property cycles.

Buying on the estate follows the normal Barbados process, with a Barbados attorney on each side and, for non-residents, exchange control permission from the Central Bank. Ask early about the owners’ association fees, any approval needed for alterations or building on a lot, and what the property’s arrangements are for golf and the beach facility, since these vary from house to house. Many owners let their villas when they are not using them, usually by the week, with staff included. A villa holiday here combines the privacy of a house with the golf and the hotel close by. Rates depend on the house, the season and the length of stay, with the Christmas and New Year weeks booked well in advance and often subject to minimum stays.
