We are a boutique brokerage based in Holetown on Barbados’ West Coast, representing distinctive homes, beachfront property and private opportunities in Barbados, across the Caribbean and in selected international markets.
Led by Chris Parra
Chris Parra has worked in Barbados real estate for 25 years. Since acquiring One Caribbean Estates, he has shaped the firm around personal advice, close market knowledge and discreet representation.
Twenty-five years in a market this size is not a line on a website. It is the reason a seller takes a call before instructing anyone, and the reason a buyer hears about a house that never reaches a portal.

Where we are
Based in Holetown, St James, we are close to the West Coast communities where much of our Barbados work is concentrated. That local presence shapes the advice we give buyers, sellers and owners.
Common questions
- Can overseas buyers own property in Barbados?
- International buyers may purchase property in Barbados. Exchange Control requirements depend on the buyer and the transaction, so a Barbados attorney should confirm the current process before purchase.
- Do I need to become resident to buy?
- No. Ownership and residency are separate questions and many owners never pursue the second. Where both matter, they are best planned together rather than in sequence.
- How do funds move in and out of the island?
- Funds introduced for a purchase should be documented through the applicable Exchange Control process. This record may support a later application to remit sale proceeds; it does not guarantee approval or timing.
- Is everything you represent shown on this website?
- No. A portion of what we handle is off-market, at the owner's request. If you are looking for something specific, it is worth asking rather than only browsing.
- Do you handle rentals as well as sales?
- Yes - holiday villas, seasonal lets and long stays, alongside the sales book.
- How do I start?
- Send an enquiry or call the office. You will hear back from an advisor, not a call centre.

Stayed a week This place was perfect. Beyond perfect!!! The beach was right out our front door. The pool was gorgeous!! Chanel was so friendly and so quick to answer you back if you had any questions or needed something! The house cleaning came on thursday and left the house feeling so fresh and clean! The place was exactly like the pictures online! Beautiful and very clean!!! We felt so safe here! There was always someone sitting in the little hut by the road letting us in and out! What a gorgeous house, stunning and such attention to detail. Awesome bed linen, towels , just perfect. Very Zen and stunning interior design. The agent, Chanel was professional and very proactive, responded within minutes. I will definitely be using One Caribbean Estates again, and would return to this rental in a heartbeat. One of the best in the last twenty visits to the Island.

Stayed a week. We rented "Beach Happy" through One Caribbean Estates for 8 nights in March. Schooner Bay is a beautiful development with direct access (through an electronically controlled security gate) to the beach. The pool area and the general landscaping of the development are beautiful and kept in perfect order. It is just a few minutes' easy walk to the centre of Speightstown with all the shops, restaurants etc. that you might need. A car is not necessary. The unit itself has recently been refurbished to the highest standards. Everything is new and styled in various shades of white through beige with some very attractive textural features. It gives off very tranquil vibes! We were met at the unit by Chanel and Chris from One Caribbean Estates who explained how things worked in the unit. Chanel contacted us a few times during our stay to make sure all was well. We felt very secure and well looked after and would have no hesitation in recommending One Caribbean Estates and this accommodation.
'Lonetrees' is a beautiful villa which, if anything, is even better than the online photos portray. There are 4 ensuite bedrooms all with aircon and all tastefully decorated. The villa is very well equipped compared to many other villas we have stayed in and the internal space is wonderful. Externally the covered terrace, garden and large pool were appreciated by all of our group. Royal Westmoreland offers great facilities and there are many fantastic beach bars and restaurants within a short drive of the villa. We were particularly impressed with the excellent service from the hosts, One Caribbean Estates, and would have absolutely no hesitation recommending this company and 'Lonetrees' to any future visitors.

A beautiful apartment in a stunning complex right on the beach. The apartment is extremely well thought out with all necessary facilities. I would recommend highly, the area also has some great restaurants within walking distance such as Local & Co and Baia.
Beach Happy exceeded our expectations, gorgeous villa in a great location. Very modern with all the fittings to make it a very comfortable and relaxing stay. Gabrielle was a wonderful host, who was always on standby and very helpful in organising trips and extras. We will certainly look at using One Caribbean for future reservations.
We just recently stayed at one of their properties in Barbados and we had the most outstanding experience! Kari and Brook are incredibly professional, polite and sincerely nice people. We felt welcomed and well taken care of throughout our whole stay. Any time of the day or evening we were able to get in touch with them to ask for info or advice about this beautiful Island! They both went above and beyond to make us feel safe and comfortable. They went way beyond just hosts. They were also a concierge, a very knowledgeable guide and even a bellboy. They even helped us with our luggage. Unbelievable! We felt like we made new friends in Barbados. Can’t recommend enough One Caribbean Estate! Definitely staying with them next time we are in Barbados.
Clean, modern, great amenities, just as pictured. Location cannot be beat! Quieter part of the island which we loved. Walking distance to restaurants, grocery stores. Gated community - highly recommend!
We loved this tastefully decorated and restful Villa and have already booked it for next year. Chanel and her team were so helpful, proactive and caring. She even came to our rescue when our flight was cancelled and we needed to extend the stay. Pool was lovely and quiet and the people we met around Schooner Bay were very friendly. Can’t wait to come back!
Beach Happy was perfect for us. Chanel is top notch as Concierge with One Caribbean Estates; very informed, responsive, and proactive. The perfect sized space for two, well maintained property, peaceful beach, and very walkable to Speightstown, which is a quaint and peaceful community with cool people, good food, and safe to walk around at night. Everything was as advertised and pictured. Excellent vacation. We will be back.
We thoroughly enjoyed our stay. We rented the home for 2 weeks and were sad to leave. We watched monkeys from the back porch, played games on the out door dining table, cooked several meals (kitchen had all the pots, pans, utensils, etc needed). One of the beds had a harder than preferred mattress and the managment company immediately brough a requested mattress topper. Twice weekly maid service was wonderful. The resort facilities (tennis court, pool, gym) were all great. House also offers the Fairmont beach club - but we never used it! We spent our time getting to know Barbados!
