Advisory
From the first brief to completion, we help clients compare properties, understand the market and prepare for the practical decisions around a purchase or sale. Where legal, tax or financial advice is needed, we work alongside the client’s independent advisers.
What we advise on
Buying
From first brief to completion, we advise on what to view, how the asking price compares with the market and which properties may be available privately.
Selling
We advise on timing, market position, presentation and the most suitable route to buyers, including private representation where appropriate.
Owning
We help owners review how a property is presented, rented and managed, and coordinate with independent legal, tax and financial advisers where specialist advice is required.
Owning in Barbados
Buying property in Barbados is an established process, but the legal, tax and Exchange Control details depend on the buyer and the property. These are the four questions we walk every overseas client through.
Structuring
A property may be held in different ways. The appropriate structure depends on the buyer’s circumstances, intended use and professional legal and tax advice.
Exchange Control
Funds introduced for a purchase should be documented through the applicable Exchange Control process. This record may support a later application to remit sale proceeds; it does not guarantee approval or timing.
Costs and taxes
Costs depend on the property, ownership structure and current law. Buyers and sellers should confirm legal fees, taxes, duties, financing and Exchange Control requirements with independent advisers.

Residency
Ownership and residency are separate questions, and many owners never pursue the second. For those spending meaningful time on the island, the Welcome Stamp permits eligible non-nationals to work remotely from Barbados for an overseas employer or business. Where both matter, they are best planned together.

Buying in Barbados, explained
Chris Parra talks through what it takes to buy property on the island: the costs and taxes, how a sale proceeds from offer to completion, and what to consider if you plan to rent the house out or hold it as an investment.
