Who we are
One Caribbean Estates, Holetown, St James, Barbados. These terms govern your use of this website. By using it you accept them; if you do not, please do not use the site.

About the properties we show
This is the part that matters most, so it comes first.
Listings are an invitation, not an offer
Nothing on this site is an offer capable of acceptance. A property is available until it is not, and availability, price and terms can change without notice or be withdrawn at any time.
Details come from the owner
Descriptions, measurements, plans, boundaries, ages and condition are supplied to us and given in good faith as a guide. They are not a survey, a valuation or a statement of fact, and they should not be relied on as one.
Check before you commit
Anyone proceeding should verify what matters to them through their own attorney, surveyor and inspection. Photographs and floor plans show a property at a moment in time and may have been edited for presentation.
Prices and currency
Prices are shown in the currency stated, usually US dollars, and any conversion is indicative only. Taxes, duties and professional fees are not included unless we say so.
We do not give advice here
Nothing on this website is legal, tax, financial or investment advice, and nothing on it should be treated as a recommendation to buy, sell or let anything.
Buying property in Barbados carries obligations that turn on your own circumstances - among them the registration of incoming funds with the Central Bank, and how a purchase is best held. Take advice from a Barbados attorney and from your own tax adviser before you commit.
Enquiries, viewings and bookings
Sending an enquiry does not reserve a property, secure a price or create a contract. It starts a conversation, and we will come back to you.
Where a sale or a letting proceeds, it is governed by the agreement signed for it - a sale agreement, or a rental agreement with the owner or their management company. Those terms prevail over anything on this website. We act as agent; unless we have told you otherwise in writing, we are not the owner and not a party to your contract with them.
Your account
If you save properties, keep your sign-in details to yourself and tell us if you think someone else has them. A saved shortlist is a convenience: it does not hold, reserve or option anything.
Please do not scrape the site, copy the listings wholesale, or use it to send unsolicited marketing. We may suspend access where that happens.
Photography and content
The text, photography, floor plans and design on this site belong to One Caribbean Estates or to the owners and photographers who licensed them to us. You are welcome to view and share pages, and to print what you need for your own consideration of a property.
Reproducing the photography or the listing text elsewhere - commercially, or on another agent's site or portal - needs our written permission.
Other websites
Where we link out - to a government page, a developer, a resort - we do so because it is useful. We do not control those sites and are not responsible for their content or their handling of your data.
Availability and liability
We work to keep this site accurate and available, but we do not promise it will be uninterrupted or error-free, and we may change or withdraw any part of it.
To the extent the law allows, we are not liable for indirect or consequential loss, or for loss of profit or opportunity, arising from your use of this website or from reliance on the property information on it. Nothing here limits liability for fraud, for fraudulent misrepresentation, or for anything else that cannot lawfully be limited.
Privacy
How we handle personal data is set out separately, in the privacy policy. Cookie choices can be changed at any time from the Cookies link in the footer.
Governing law
These terms are governed by the law of Barbados, and the courts of Barbados have jurisdiction over any dispute arising from them.
Changes
We may update these terms. The version on this page at the time you use the site is the one that applies.
