For a sale, we review positioning, presentation and the most appropriate route to market.
We start with a valuation grounded in what has actually transacted nearby, not in what is currently being asked. Those are different numbers, and the gap between them is where houses sit unsold for two seasons.
What we do from there: photograph the house properly, write it honestly, place it in front of the buyers we already know are looking, and tell you what we are hearing - including when the answer is that the price is wrong. A good part of what we handle never reaches an advertisement at all, because for some houses a quiet approach to three people is the better route.
Costs depend on the property, ownership structure and current law, and are worth modelling before you set a price. Sellers should confirm legal fees, taxes and duties with independent advisers; What it costs sets out the current rates.
Letting
For a rental, we assess the likely audience, seasonal pricing, photography, inclusions and the practical details guests need before they book.
Rental performance varies by property, season, pricing, management costs and owner use. Where reliable comparisons are available, we discuss them in the context of the individual home.
We take the enquiries, screen them, handle the booking and the guest, and tell you what the house needs in order to let for more than it currently does. Often that is not money - it is photography, a rate card that reflects the seasons honestly, or a description that stops underselling the best room in the house.
If the property is staffed we will say so prominently, because a private chef and a housekeeper change a family's week more than another bedroom does, and it is the thing guests search for and rarely find.
