What we collect, why we hold it, and what you can ask us to do with it. Written to be read rather than to be survived.
Who we are

What we collect
Only what you give us, and a record of how the site is used.
When you enquire
Your name, and whichever of email, telephone and message you choose to provide, together with the property you were looking at and whether you are buying or renting.
When you subscribe
Your email address, optionally your name and company, and the subjects you asked to hear about. We record the wording you agreed to, the page you agreed on, and the date.
When you sign in
An email address and the properties you save. The shortlist exists so the site can show it back to you; it is not used to profile you.
When we write to you
Whether a message was opened, and which of its links you followed. We record this so we know what has reached you and what has not, and so nobody writes to you twice about the same thing.
It is an imperfect measure and we treat it as one: some mail programs load images automatically and register an opening nobody made, while others block them entirely, so a message genuinely read may show nothing at all. If you would rather not be counted, blocking images in your mail program is enough.
How the site is used
Pages read, listings viewed, searches run. Collected only if you accept analytics cookies, and never used to identify you by name.
Why we are allowed to hold it
To answer you. When you send an enquiry we use your details to reply and to progress the matter you raised. That is our legitimate interest in responding to someone who has contacted us, and where a transaction follows, it is necessary to perform it. The same interest covers knowing whether our reply reached you.
To market to you - only with consent. We send nothing until you have asked for it. Every email carries a one-click unsubscribe, and withdrawing is as easy as subscribing was.
To understand the site. In the UK, the European Union and wider European Economic Area, and Switzerland, analytics and advertising cookies are off until you turn them on. Elsewhere they are on from your first visit; a notice tells you so, and one click on Reject turns them off and deletes what was gathered. You can change your mind at any time from the Cookies link in the footer.
To meet our obligations. Records connected to a property transaction are kept where law or regulation requires it.
Cookies
Necessary cookies keep you signed in and remember your shortlist. The site cannot work without them, so they are not optional - and they are not used to follow you.
Analytics cookies tell us which pages are read and which listings are viewed. Marketing cookies measure whether our advertising reaches people who are actually looking. In the UK, the EU and EEA, and Switzerland, both are off until you choose otherwise; elsewhere both are on until you reject them.
Change your choice at any time using Cookies in the footer of any page.
Who else sees it
We do not sell your data, and we do not share it with other agents or advertisers.
It is handled on our behalf by the services we use to run the business: our customer records system, our email platform, and - if you accept them - the analytics and advertising services described above. Each acts on our instructions.
Some of those services operate outside Barbados, including in the United States and the European Union, so your data may be processed there under the safeguards their contracts require.
How long we keep it
Enquiries and client records are kept for as long as we are working with you, and afterwards for the period our professional and legal obligations require.
If you unsubscribe we keep a record of that decision - otherwise we would have no way of knowing not to write to you again.
What you can ask for
You can ask us for a copy of what we hold about you, to correct it if it is wrong, to delete it, to stop using it for a particular purpose, or to send it to someone else. You can withdraw consent at any time, and doing so does not affect anything done before you withdrew it.

If you are not satisfied, you can complain to the Data Protection Commissioner in Barbados. Visitors in the United Kingdom may complain to the Information Commissioner's Office, and visitors in the European Union to their national supervisory authority.
Changes
If we change how we handle your data we will update this page and, where the change is material, ask for your choices again.
