One Sandy Lane, Barbados: beachfront residences for sale
One Sandy Lane is a private building of beachfront residences on the West Coast of Barbados, in the parish of St James. It stands on the sand a short walk along the beach from the Sandy Lane hotel, towards Paynes Bay, behind tropical gardens that screen it from the road. The residences are large apartments with direct access to the beach, designed to combine the privacy of a house with the services of a hotel. They change hands rarely, and most sales are handled discreetly.
One Caribbean Estates was originally established through the exclusive representation of One Sandy Lane.
The building
One Sandy Lane was designed by the Barbadian architect Larry Warren in what has been described as a Caribbean classical style: coral stone outside, plaster walls and Italian marble floors within, and wide terraces facing the sea. The residences are arranged for privacy, with shared spaces that owners use by choice. Private lifts and underground parking were part of the original specification.
Services and facilities
The building runs on hotel lines. Residents have a 24-hour concierge, security that includes controlled access, an infinity pool in the gardens, a gym and a spa treatment room, and services such as porterage, laundry and a chauffeur. Underground areas were provided for owners' staff. Residents are also a short walk from the Sandy Lane hotel, its restaurants and its golf, by arrangement with the hotel.
The beach
The residences open straight onto the beach between Sandy Lane Bay and Paynes Bay, one of the calmest stretches of the West Coast, with clear water for swimming and turtles often seen offshore. Beaches in Barbados are public, so the sand is shared, but the building's own gardens and terraces are private.
The residences
Each residence is a large apartment with several bedrooms, generous living and dining rooms, a kitchen with space for staff, and terraces looking directly over the sea. Owners have furnished and finished them to their own taste over the years, so no two are alike, and some are let to guests by the week when the owners are away. Because the building is small and owners tend to hold for many years, residences come to market infrequently and are often offered privately rather than advertised.
Who buys at One Sandy Lane
Buyers are mainly from the United Kingdom and North America, along with buyers from Europe and elsewhere, and they are typically people who already know Barbados and the West Coast well. What draws them is the combination of a beachfront position, full services and the address, in a building that asks little of its owners when they are away.
Buying at One Sandy Lane
The purchase follows the normal Barbados process, with a Barbados attorney on each side and, for non-residents, exchange control permission from the Central Bank. As with any apartment building, ask for the condominium declaration, the service charges and what they cover, the reserve fund, the building's insurance, and any rules on letting and alterations. Our guide to the cost of buying property in Barbados sets out the taxes and fees.
Because residences are often sold without public marketing, registering your interest with us in confidence is the way to hear of one.
