Mullins, Barbados: an area guide for guests and buyers

Mullins is sociable rather than secluded. The beach is the centre of the day, with swimming in the morning, lunch on the sand and sunset in the evening, and the pace is relaxed. Away from the beach the area is residential, with quiet lanes, gardens and small developments of villas and townhouses. Speightstown, with its waterfront and older streets, is a few minutes north.

Mullins Beach faces west onto the Caribbean, with a soft sandy bottom and generally calm water that suits swimming, paddleboarding, kayaking and snorkelling, and families with young children. The beach club on the sand is the Royal Westmoreland Beach Club, formerly the Mullins Beach Club, which is private to Royal Westmoreland members and guests staying in villas on that estate. The beach itself is public, and there are other places to eat and drink nearby.

For everyday needs, Speightstown to the north and Holetown to the south both have supermarkets, banks and pharmacies. There are restaurants and beach bars along this part of the coast, and Holetown's Limegrove and wider choice of restaurants are a short drive away.

Mullins lies on Highway 1, the coast road, about ten minutes' drive north of Holetown and a few minutes south of Speightstown. Buses and route taxis run along the road. The airport is roughly 50 minutes to an hour away by car, depending on traffic. Most guests and owners keep a car.

Mullins is popular for villa holidays with families and groups of friends who want to walk to the beach. Buyers include owners looking for a holiday home with good letting potential close to a well-known beach, and Royal Westmoreland owners and members for whom the beach club is part of everyday life.

Property is mainly villas and townhouses within walking distance of the beach, many in small gated developments such as Mullins Bay with shared pools and gardens, alongside detached villas with their own pools and a few homes on the beachfront.
