Owning in Barbados - A Guide for Overseas Buyers
1 February 2026 · OCE Signal
Buying in Barbados is well-trodden ground for international purchasers, but the details reward preparation. This guide is the map of the terrain our advisory division walks every client through - not legal advice, and not a substitute for it.
Ownership and structuring
Overseas buyers commonly acquire either personally or through a holding company. The right structure depends on your objectives - onward sale, succession, whether the house will be let - and should be settled before an offer goes in, not after. Taken early, structuring decisions are inexpensive. Unwound later, they are not, because by then the decision has consequences attached to it.
There is no answer that is right for everybody. It turns on where you are resident, how long you expect to hold, and what you intend the property to do while you own it.
Foreign exchange registration
There are no restrictions on foreign ownership of property in Barbados. Non-resident purchases are, however, subject to the country’s Exchange Control process. Your Barbados attorney will arrange the necessary approval and registration of the funds brought into Barbados, helping to ensure the correct records are in place should you later wish to transfer sale proceeds overseas.

Costs and taxes
Less than most buyers expect, because the costs sit on the other side of the table: transfer tax, stamp duty and the agency commission are all paid by the seller. A buyer pays their own attorney and VAT on that fee.

Residency and lifestyle
For those spending meaningful time on-island, Barbados offers routes to longer-stay status, including its Welcome Stamp for remote workers. Ownership and residency are separate questions - many owners never seek residency - but for some the two are best planned together.
