2017 Christie’s International Real Estate Luxury Specialist Conference
One of our Senior Estate Agents, Ms. Alicia Barnard, had the amazing opportunity to attend the 2017 Luxury Specialist Conference in sunny San Diego, California. Held at the historic Hotel del Coronado, global affiliates from Christie’s International Real Estate attended the event to network, share ideas through panel discussions, and identify best practices and strategies in the luxury residential property market. More than 200 top sales associates from across the Americas were awarded the prestigious “luxury specialist designation” and had the chance to take a photo with the Christie’s International Real Estate CEO. One of the highlights for Ms. Barnard was a session where she learned to “always go above and beyond what is expected of you” and to see “setbacks as a beginning, not an end.”

Selling Tips – The Value of Staging Your Home/Villa
If you’re planning on placing your property on the market this winter, it almost goes without saying that any smart vendor stands a better chance of achieving the asking price or as close as possible to that price if they stage and possibly ‘upgrade’ their home. Here are a few tips from our Operations Manager, Mr. Jason Applewhite, that can go a long way to persuading a prospective buyer:
 
1. Enhance your curb appeal
– many clients thinking of touring a property might do a quick drive-by first, often deciding at that moment if the spot is worthwhile pursuing. Make sure your home is in a state that will appeal and attract prospects by doing the following:
 
a. Power washing driveways and walkways
b. Ensuring that landscaping and gardens are well-maintained
c. Repainting/Re-staining decks, porches and windows as these elements tend to stand out
 
2. Clear away all clutter/Clean-up
– It goes without saying, from down to the grout between the tiles to spotless countertops and clearly transparent windows, these are just a few things one can do to enhance the interior of a home. The initial impact and the arrival factor of a home can sometimes make or break a deal so please don’t lapse when it comes to this step, as it can be critical!
3. Strike a balance between clean & lived-in
– Now this might seem a bit contradictory to the previous point about de-cluttering but it’s also prudent to introduce elements that make a home feel appealing and functional. Simple elements such as flowers, plants, visual art, a rare centrepiece, a bowl of fruit or even a specific furniture arrangement can really add to a home and make it feel like more than just an empty space.
 
4. Beware of odours
– If you have pets, steam clean all rugs and furnishings that might capture undesirable scents. Moisture build-up and mould are also common culprits and being vigilant about vacuuming and proper ventilation can be a literal life-saver!
