Prudence & Patience: The Best Approach to Investing in the Caribbean
Picture this…you’ve been spending countless hours combing various websites and weighing up all of your options against your personal preferences like: a big beautiful villa near the ocean with a spectacular view at a price that’s either too good to be true or just slightly above your budget but still, it seems too good to ignore. Or, it might simply be a very well designed rendering that causes you to believe that there’s already a fully finished house, access roads, and the convenience of having every amenity imaginable just a stone-throw away from your home. Unfortunately for some clients, after being stimulated by the idea of what could be a dream come true, it ends up being a huge nightmare and the harsh reality for those who exercise their ‘due diligence’, is that the nearest beach one might find can only be accessed via a dodgy walkway not even fit for Bear Grylls to venture across or to find out that the beach is congested.

Our advice is:
  1. Make sure to visit the property yourself, in person! 
  2. Never consider purchasing off of images alone! 
  3. Investigate the property thoroughly, and if possible with an independent third-party professional.

 

Real estate agents don’t have any obligation to tell you the real reason why to a vendor might be looking to sell their ‘dream villa’, so find out for yourself. To make matters worse, the real estate agent might ‘forget’ to mention that there are plans to develop a hotel right next to your property.


In general, when you buy a home in the Caribbean, buy it because you want to spend an amazing time there with family or friends. If you’re looking for a return on investment, our advice is to secure the perfect location. Beachfront is always a good way to go or choose a neighborhood where the trend is moving towards improvement. Caribbean islands tend to be small and great locations are scarce. If there is a scarcity, price will increase.
